New Mutual of Omaha Tower to Enhance Omaha Skyline, Energize Urban Core

Mutual Corporate Headquarters to Become Region’s Tallest Building

Mutual of Omaha’s new corporate headquarters will become Omaha’s tallest building, rising 677 feet to enhance the city’s skyline and add a new, dynamic element to the city’s urban core.

Plans call for construction to begin on the skyscraper in January, with completion slated for 2026, said Jason Lanoha, president of project developer Lanoha Real Estate Co. It will be located immediately west of the recently reopened Gene Leahy Mall at the RiverFront.

“We’re excited to add to the Omaha skyline and to the energy and vitality of downtown Omaha,” said Mutual Chairman and CEO James Blackledge. “We are even more excited by what this building represents – a modern hub that brings people together to foster teamwork and collaboration; creativity and innovation; and employee engagement and productivity. We believe it will truly be a beacon for our associates, for new generations of talent and for the community.”

At 677 feet, the building will feature 44 floors and approximately 800,000 square feet of office, meeting, collaboration and amenity space. It will include parking for 2,200 vehicles in a garage used by Mutual associates during business hours and the community during evening and weekend hours.

Highlighting the structure will be an inviting street-level lobby featuring a conference space as well as an “experience center” spotlighting Mutual’s history, brand and impact on customers and the community.

The building will also feature a “sky lobby” that will welcome associates from the parking facility. A multi-level concept on the 16-20th floors, it will feature food services with diverse culinary offerings, a fitness center, employee wellness services, concierge technical support services as well as flexible conference and meeting spaces. Highlighting the sky lobby floors are landscaped outdoor terraces on the 16th, 17th and 18th floors that will provide sweeping views and outdoor dining, meeting and fitness spaces for Mutual associates.

The 44th floor will feature conference facilities highlighted by expansive views from a two-story atrium. It will feature a variety of meeting spaces, including a large conference room suitable for the Board of Directors once a quarter, but available for use by Mutual associates when the Board isn’t in session. Senior leaders will be positioned near their teams, eliminating the need for an executive floor.

At 800,000 square feet, the building is sized for a hybrid work model. Mutual’s current headquarters has approximately 1.7 million square feet.

“We have worked closely with our team of architects to create a headquarters that is appropriately sized, designed to foster collaboration and engagement, and adaptable to new ways of working that may emerge in the future,” Blackledge said. “As a customer-focused company, it is also designed to ensure that we serve our policyholders in an effective and efficient manner.”

Being thoughtful stewards of resources such as water, energy and materials will help the building’s environmental footprint and result in lower operating costs than the company’s current headquarters, Blackledge said.

The Mutual of Omaha headquarters tower will join the First National Tower, Woodman Tower, Omaha World-Herald Building, Landmark Center and Union Pacific on the Omaha skyline. At 677 feet, it will be the tallest in the city and in the surrounding states of Iowa, Missouri, Kansas, South Dakota and Wyoming.

The Mutual headquarters is part of a multi-dimensional effort to continue to revitalize the city’s urban core. The reimagined Gene Leahy Mall at the RiverFront, a modern streetcar system and redevelopment of Mutual’s current midtown headquarters and adjacent property are key elements of the urban core revitalization.

The company’s headquarters project is being developed by Lanoha Real Estate Co. Mutual is also working with a design team that includes global architecture firm HOK for interiors; design architect Pickard Chilton of New Haven, CT; architect of record Kendall/Heaton Associates of Houston; and Omaha’s Alvine Engineering. JE Dunn Construction Group is the general contractor. Mutual is also collaborating with Mayor Jean Stothert, the Omaha City Council and various City of Omaha departments on the project.
